The zoning examination is conducted at the Municipal Zoning Directorate for properties located in adjacent municipality areas, and at the Provincial Zoning Directorate for areas outside the contiguous zone.

The development review is presented in two stages: for real estate with buildings and for real estate without buildings.

For real estate with buildings, the examination involves assessing the current zoning status, as well as the zoning status at the time of construction, building licenses, and projects issued for the construction of the real estate at that time.

This examination helps determine whether the real estate was constructed in compliance with the issued license at the time of construction. Any discrepancies from the project, penalties, demolition decisions, etc., resulting from construction not in accordance with the building license, carry significant importance for both lending institutions and investors.

For lands and fields without buildings, the examination includes determining the current zoning status, the existence of any easements or public abandonments, unity obligations, green area abandonments, altitude restrictions, towing distances, approach distances, military zone restrictions, and other factors that may influence its value.
